Roof repointing & re-bedding in Pakenham & the Cardinia Shire

Re-bed loose ridge capping and flexible-repoint cracked, blown mortar — the single most common cause of leaks in Pakenham’s ageing estate roofs.

If your roof has sprung a leak in a Cardinia winter, the cause is almost always the ridge and hip capping, not the tile field. The mortar bed under those ridge tiles and the pointing that seals them are the parts that fail first — and re-bedding and repointing is the fix. We do this work every week across Pakenham, Officer and the Cardinia Shire, and on the corridor’s early-2000s estate roofs it is the repair we are called for most.

Re-bedding vs repointing — what each does

Re-bedding is renewing the mortar bed that the ridge and hip tiles sit on. Over time that bed crumbles, the capping works loose, and tiles can lift or slip. We strip the failed bedding and lay the capping back down on a fresh, properly packed mortar bed. Repointing is the compound applied over the bed to seal the join between the capping and the tile field. A proper job does both: re-bed to fix the movement, then repoint to seal it watertight. Pointing-only over a failed bed just cracks again next winter.

Why the original Cardinia pointing fails

Pakenham’s early-2000s estate roofs in Cardinia Lakes, Lakeside and Heritage Springs were pointed with rigid sand-and-cement mortar. After 15–20 years of cold, wet Cardinia winters and overnight frost, water gets into that brittle mortar, freezes, expands and cracks it. Once it cracks, every storm drives water straight under the ridge capping and into your roof space. That blown pointing is the #1 cause of leaks we trace right across the corridor — including the maturing roofs of Officer.

Flexible pointing that lasts

We replace the failed rigid mortar with modern flexible pointing compound. Your roof heats up and cools down every single day, and the capping expands and contracts with it. Rigid mortar can’t move, so it cracks; flexible pointing flexes with that daily movement and stays sealed for far longer. It is the difference between a repair that holds and one that fails again in two seasons.

What it costs — a worked example

Standalone repointing and re-bedding typically runs $1,800–$3,800 for an average Pakenham home, priced on the lineal metres of ridge and hip capping and how much bedding needs renewing. Worked example: about 60 lineal metres of ridge on a Lakeside home, fully re-bedded and flexible-repointed, comes to roughly $2,700. If the tiles themselves are also porous and faded, it is usually better value to roll this into a full roof restoration. We work to AS 2050 with full WorkSafe Victoria height safety on every roof, and serve the whole Cardinia Shire.
