How to choose a roof restorer in Pakenham

What to check before you hire anyone
Five things, and all five take under ten minutes. Check the VBA registration number on the VBA public register and confirm the name on it matches the name on the quote. Ask for a current public liability certificate of currency and read the expiry date. Confirm any roof plumbing over $750 will come with a Certificate of Compliance from a licensed roof plumber. Any operator who resents those five questions has just answered them. That is the entire point of the exercise. Why is one quote $3,990 and another $9,900?
Because they are not the same job, even though both say restoration. The $3,990 quote is almost always a pressure wash and a coat: no re-bedding of the ridge caps, no flexible repointing, sprayed straight over failed mortar. It looks superb for about eighteen months, then the coating cracks along every ridge line as the dead mortar underneath continues to crumble, and you have paid $3,990 to make the real job harder because now there is a film to strip.
The $9,900 quote re-beds and repoints first. The difference is not margin. It is two to three days of the most labour-intensive work on the roof.
This is the central deception in Australian roof restoration and it works because the failure is invisible at handover and delayed past the point where anyone connects it to the decision. The customer sees a beautiful roof, pays, and is genuinely delighted. Two winters later the ridge lines are cracking and the operator's number is disconnected. Nobody ever files a complaint about a job they were happy with.
The technical detail is on our repoint versus recoat page, but the one-line version is this: on a 2003-2008 Pakenham estate roof the bedding mortar is what has failed, and no amount of coating fixes mortar. How to make quotes comparable

Are the door-knockers legitimate?

The pitch follows a script: a free inspection, a photograph of alarming damage that may not be your roof, urgency about the storm season, and a discount that expires today. Every element is engineered to stop you getting a second quote.
Under Australian Consumer Law an unsolicited door-to-door sale over $100 carries a 10 business day cooling-off period, the salesperson must leave when asked, and they cannot take payment during that period. Know that, then close the door anyway.
The photograph deserves its own warning. "We were doing your neighbour's roof and noticed yours" is the standard opener, followed by a phone showing genuinely alarming damage. You have no way to know that photograph is of your roof. It very often is not. It is a stock image of a bad roof, and it is shown to everyone on the street, which is efficient because on a 2005 Cardinia estate the described damage is probably real anyway. That is the cruel part: the diagnosis is frequently correct and the operator is still a fraud.

How many quotes should I get?
Three, and insist all three quote the same scope or the exercise is worthless. The trap in roofing is that quotes are not comparable by default: one includes re-bedding, one does not, one includes valley irons, one calls them a variation. Decide the scope first, from a photographed inspection, then ask all three to price that scope line by line.
If you are in Cardinia Lakes, Lakeside or Heritage Springs you have a further advantage most people do not, which is that your neighbours have identical roofs. A quote that sits well outside what the street has been paying needs an explanation either way. The estates were built out between 2001 and 2008 by a handful of volume builders using the same tiles and the same crews, so the roofs really are the same, which makes the comparison genuinely meaningful in a way it would not be in an older mixed suburb. Ask each quoter one question that has nothing to do with price: what season would you do this in? An operator who says they will spray your roof next month in July has told you they do not care about the manufacturer's datasheet, which tells you what their coat is worth. What deposit is reasonable?

Anything dramatically below those bands is not a bargain, it is a different scope wearing the same word.
